Welcome to La Vita Homeowners Association

 La Vita HOA is dedicated to protect and preserve the overall environment of the community. We welcome you to the community and please see the list of frequently asked questions by new residents in La Vita. This building is a home to 304 units and hundreds of residents in the mid-rise, tower, and townhomes on Union Street, West Beech Street, State Street, and Cedar Street. La Vita is located in the heart of Little Italy and offers a short walk to the restaurant scene, shops, the Piazza Della Famiglia, and so many other experiences within the sub-division of Downtown San Diego. Frequently Asked Questions

 Unless you are moving into a furnished unit, please contact Management to schedule your move into the building. The association will pad and lock the elevator for you during the morning (8:00am-12:00pm) or afternoon (12:00pm - 4:00pm). You are required to pay the move-in fee in the amount of $150.00 and the refundable deposit in the amount of $300.00. The association only takes checks or money orders made payable to La Vita HOA.  


 If you need to reserve the elevator for a large delivery, please schedule the reservation of the elevator with Management with as much advance notice as possible. The association allows deliveries between Monday and Saturday from 8:00am to 4:30pm. There are no deliveries allowed on Sundays or before/after the timeframe mentioned earlier.  


 The association uses the Carson app to send out building notices, submit HOA maintenance service requests, allow residents to setup visitor/guest/vendor access into the building, unlock the lobby doors, unlock the parking garage gate, and keep HOA documents updated (coming soon). If you are not signed up yet, please contact Management to be invited onto the app.  


 Your escrow most likely covered the first month of assessments, but you'll have to review your escrow documents to confirm this information. The association's accounting firm will mail a statement to your mailing address the month prior. Therefore, if you first month of assessments starts in June, the accounting firm will mail you a statement in May. The assessments are due on the 1st of the month, and you have until the 15th to make a payment. On the 16th, your payment will be considered late and you'll be assessed a late fee onto your account. You may sign up for automatic payments with the management company, the association's bank, mail a payment to the P.O. Box you have on your statement, or drop off a check/money order at the onsite office.  


 The association monthly assessments cover the use of water, sewer, gas, and trash in your unit. As a homeowner, you need to contact SDG&E to setup your account for electricity use.  Great question! As a resident within La Vita HOA, you can contact Cox Communication, AT&T, or Google Webpass for internet services in your unit. Although you have a few options, Google Webpass offers a month of free service if you stop by the management office during business hours. If you cannot stop by during business hours, please email Josh Zamora on how to obtain free internet for a month with Google Webpass.  


 If you were not provided this information by the current owner, please contact Management to verify your parking space number and which level it can be found on. There are 3.5 floors of parking in the building and the garage can be access from Union Street.  


 If you would like to obtain an additional FOB or common area key, they can be purchased from Management during business hours. Each FOB/Key is $75.00 each and the onsite office only accepts checks or money orders made payable to La Vita HOA.  


 NO! Please do not open the front door that is facing the common areas (hallway) while you are cooking. If the smoke detectors in the hallway go off, it will set off the fire alarm system for the building, and the system will notify the nearest Fire Department. If the smoke detectors in your unit go off, it will only notify you.  


 The association rekeyed the common areas doors in May 2025. If you have an old key for the common areas you can stop by the onsite office to replace your key at no charge. If you do not have a common area key or have misplaced it, they are $75.00 each, and the office only accepts checks or money orders made payable to La Vita HOA.
